When it comes to new construction in the greater Fort Leonard Wood area, Samantha “Sammy” Windham brings a level of hands-on experience, industry knowledge, and local expertise that comes from being involved in the growth and development of her community for more than 15 years.

A proud Waynesville, Missouri, native and lifelong member of the Pulaski County community, Sammy began her career in property management in 2011. Since then, she has played an integral role in the development and establishment of numerous subdivisions throughout the greater Fort Leonard Wood area, working alongside local builders and contributing to the expansion of residential communities that families call home today. Having been involved in virtually every major subdivision developed in the area since 2011, Sammy possesses an in-depth understanding of the local housing market, land development, residential construction, and the many moving parts required to bring a successful new construction project to life.

As Director of Operations for Cox & Co Custom Homes, LLC, Sammy is involved in the details that matter most throughout the homebuilding process. From coordinating floor plans and design selections to overseeing construction-related operations, managing project details, and helping ensure a smooth experience from the initial planning stages through completion, she brings practical, real-world knowledge to every project. Her experience extends beyond the finished product, giving her a comprehensive understanding of what it takes to build a home, develop a subdivision, and create lasting value for homeowners.

Sammy's background in property management, residential real estate, and new construction sales provides a unique perspective on homebuilding. She understands what buyers are looking for, what makes a home functional and desirable, and how thoughtful planning and quality craftsmanship contribute to a home's long-term value. Her familiarity with the local market and the needs of the Fort Leonard Wood community allows her to help bridge the gap between the construction process and the people who will ultimately call these houses home.

Licensed in Missouri real estate since 2014 and achieving Broker status in 2016, Sammy has built her career on hard work, accountability, and an unwavering commitment to serving her community.

Affectionately known as “BEASTMODE” for her relentless work ethic, she brings a hands-on, solutions-oriented approach to her responsibilities and takes pride in the organization, communication, and attention to detail required to keep projects moving forward.

Sammy's connection to the area runs deep. Raised in a U.S. Army family, she developed an early appreciation for service, dedication, and community. A 2000 graduate of Waynesville High School, she remains proud of her hometown and the military families, local residents, and businesses that make Pulaski County such a special place to live. Outside of work, Sammy enjoys expressing her creativity through oil painting, pottery, sculpting, and cooking. She also appreciates the outdoors, whether fishing, camping, hunting for deer sheds and artifacts, or antiquing. Above all, her faith in Christ and the time she spends with her son and family remain at the heart of everything she does.
